Intermarket formed a Limited Partnership (LP) that included outside investors and purchased raw land that was well-located but designated Agricultural with no services. Intermarket developed a concept that included industrial uses; and proved to the neighboring residential community that the new development would not have a negative impact on their residences.
Intermarket also negotiated a complex Cost-Sharing Agreement with an adjacent landowner whereas the neighbor front-ended all servicing costs, and this saved the Limited Partnership from investing significant monies for infrastructure costs.
Intermarket finalized an Official Plan Amendment (OPA), all zoning bylaws, and registered a Plan of Subdivision. This work created significant value for the investors in the Limited Partnership.
