About The Project
Intermarket was retained by an institutional owner to create a Master Plan for a 40-acre property in north Waterloo. A Light Rail Transit (LRT) station was planned across the street from the site, so a Transit Oriented Development (TOD) project was developed that included:
- Commercial office space
- Grocery store anchored retail plaza
- Drug store, restaurants, and convenience retail
- Plans for a significant amount of new residential units
An important part of the initial phase of the Master Plan was to include retail and restaurant uses into the project to act as an amenity for the office tenants. In addition, the food and drug store provides valuable amenities for the future residential development.
The project is an excellent example of value creation as the office space are 100% leased and over 3,000 residential units were approved for the site in 2014.
